In 2021 housing market in Dubai fully recovered after the series of lockdowns and overall instability, reaching 63 000 sales, a record in ten years. The prices for apartments and villas rose as well. The report studies the most prominent deals and trends of the market using data and technologies of Dubai’s government and Urbi.

Areas of new construction in Dubai
Off-plan property sales
Over the past ten years, developers have been setting up new projects all over Dubai. Since 2016, the share of villas and apartments sold at the construction stage has increased up to 35 percent of all deals. Notably, off-plan properties cost 62 percent higher than the completed ones.
Business Bay and Marsa Dubai remain the most attractive locations for new apartment projects, just like ten years ago.
Al Merkadh and Wadi Al Safa 5 stood out in 2021 as districts with the highest number of newly constructed villas.

Housing prices in Dubai also increased in 2021 following the revival of the market activity. The median price per sqft for apartments rose to 1 154 AED — an increase of 14 percent to 2020 — and surpassed the pre-covid 2019 level of 1 114 AED.

Villas’ prices grew even more in 2021 — the median price per sqft increased by 27 percent year over year to 748 AED. This is the highest price for villas in ten years.
Dubai Land Department has spotted an increasing demand for villas since 2020 “under the economic and social conditions posed by the outbreak of COVID-19 worldwide and the emergence of working remotely, creating an urgent need for larger spaces”.
